Our Investment Programme
'Better Neighbourhoods' is our investment programme. Our long-term plan to invest in the homes and neighbourhoods we manage.
The programme covers many different types of works such as major refurbishment of blocks (such as replacing windows or fitting a new roof), replacing kitchens, bathrooms and front doors in tenanted council homes as well as a range of safety works to our buildings to ensure that you are safe in your home.
We will repair and improve thousands of council homes, making a difference to the lives of our residents.
When we are undertaking work to your block or in your home, we will write to you and let who you know who the Project Manager and Resident Liaison Co-ordinator responsible for the works are.
The Resident Liaison Co-ordinator will act as your first point of contact for any questions or concerns you may have about the works.
Leaseholders
We will always consult you before we do any major works.
There are various forms of consultation, and we will usually consult you under our Qualifying Long Term Agreement (QLTA). This will be via a ‘Schedule 3’ Notice which will set out the works that we are proposing and provide an estimate of the cost.
You will have 30 days to provide us with any observations you may have. We will seek to provide an answer/s to your observations within 10 working days, but this may vary dependent on the volume of observations we receive.
There is also what’s called a Schedule 4.2 Notice which is slightly more involved and takes longer than the process set out above.
Once we have concluded the s20 process we will seek to place a contract with the contractor.

This is where we set out the estimated costs of the works. There will usually be two quotations from two different contractors. Again you observations are sought. On both you have 30 days to send in any responses.
Once we have concluded the s20 process we will seek to place a contract with the contractor, which will usually (but not always) be the lowest priced.
